We discuss their playbook for gaining local market dominance, from partnering with merchant builders in the early days to constructing their own diversified portfolio over time. We dive deep into the ownership tenure of Donald Bren, who supercharged the Irvine region's growth with his executive developer program, built antifragility into his business with internal cash flow financed developments, and created a culture of excellence by consistently retaining top talent.
